The building HVAC systems consisted of variable volume air handling units, a chilled water central plant, a heating hot water plant, dual duct delivery terminal units for optimal thermal comfort control, and a JCI building automation system. There were numerous challenges throughout the project, which mainly focused on the building automation system. DAC worked directly with the project team and the controls contractor to provide recommendations and solutions to reconcile issues with noise levels in the chilled water system, air separation improvements, and energy efficiency tweaks through setpoint tuning specific to the site. DAC understands that “successful” projects require close coordination with the project team not only to meet the project schedule, but most importantly, to provide a reliable and functional system on day one of occupancy. This requires engagement in construction meetings, solicitation of feedback from the trades and commitment to critical path milestones that can delay project turnover.
