Designed by industry leaders, the 151,000-square-foot institutional complex is the largest instructional complex in the Gulf Coast Region. San Jacinto College’s partnership with the petrochemical industry has created an opportunity to reflect the culture in the (33) custom interior teaching labs, (20) interactive classrooms, pilot plant lab, and 8,000-square-foot glycol distillation unit. Mechanical systems are extensive for this facility and include a dedicated air-cooled chiller plant and condensing boiler plant, (16) custom built VAV air handling units, (6) Strobic exhaust fans with run-around heat recovery loop, (21) supply/exhaust fans, (135) terminal units, fume hoods and (24) fan coil units. Each teaching lab is equipped with a redundant supply fan that introduces air from the adjacent corridor if emergency ventilation is required. Labs maintain space pressurization through interlocked supply and exhaust air systems controlled by the Siemens Desigo Building Automation System. DAC worked continually as a partner to SJC on this project to ensure that every deficiency item was addressed prior to final closeout of the TAB services. No change orders were issued by DAC throughout the project. As part of the Test & Balance process, every operational setpoint was scrutinized and reduced as low as possible while ensuring that total system performance could still be achieved. This scrutiny and attention to detail will aid in reducing overall operating costs for the facility.
