The HOU6 project was a ground-up new construction project to provide an Amazon fulfillment center to the Richmond Texas region. The facility is a 3.7 million square foot building consisting of 5 and a half floors of warehouse, office spaces and loading docks. Building systems Testing & Balancing included (89) rooftop air handling units, (155) fan coil units, (37) exhaust fans and sound and vibration testing. The project was executed under direct contract with the general contractor. The rooftop air handling units represented a significant challenge as they were outfitted with manufacturer mounted controllers that were integrated back to the building automation monitoring system. The units had numerous sequencing issues, as well as component failures from the factory that were identified by DAC and coordinated for correction through the project team. DAC completed the Test & Balance scope of work without the need for any re-mobilization charges by effective and coordinated communication with the general and mechanical contractor.
